Praise the Lord for another beautiful day and for a succesful closing yesterday!
I just helped my client close on a beautiful new construction home in Marietta — and we pulled off a same-day sale of their previous home for a smooth, back-to-back closing!
This ended up being one of the longest and most complex closings I’ve ever navigated. A recent change in how the county releases property tax assessments created a major discrepancy in the prorated taxes. Originally, my client was set to receive just a $400 credit — but after a deep dive that included calls to the tax assessor’s office, appraisers, and reviewing how the CO date affected the bill, we were able to increase that credit to over $4,500.
On top of that, I helped my buyer pay zero closing costs, they got a 1-year interest rate buydown, a 2/10 builder’s warranty, and best of all — my client moved in with $50,000 in instant equity, purchasing the home well below appraised value.

This one was special. My client is preparing to deploy on active duty, which made the timing and logistics of this deal a little more complex — but we made it happen!
For months, we searched for the right investment property. He was in a unique situation: actively training, on military leave from his day job, and not yet receiving active duty pay. We originally planned to use a DSCR loan, and we came close on a few properties… but nothing quite fit.
Then I found an off-market townhouse that checked every box: a main unit plus a rentable second unit downstairs. It was the perfect fit. We pivoted to a VA loan since he plans to live in the home after deployment — and in the meantime, it’ll generate great cash flow as a rental.
I’m always grateful to help clients structure creative strategies to reach their goals, especially when it involves off-market opportunities like this one.

Sold off-market! Congratulations to my client on the sale of her home today! I am blessed to work with my awesome client again for the second time. She called me in January and said she was considering selling her home but she didn’t want to deal with showings, and wanted to sell her home quickly. I reached out to my network of agents and investor buyers. We were able to bring in multiple offers and today we closed with a local investor who purchased the home to use as a rental. My client got the number she was looking for with minimal showings, a great price and we closed almost 2 weeks early. Blessed and thankful for two closings on Monday for my client who bought and sold his home. We went through A LOT to get to the closing table.
My client’s listing in Kirkwood was under contract 3 times before we closed! We first went UC in 5 days. Unfortunately, we couldn’t come to an agreement on closing costs & the buyers terminated. We continued to get showings but we weren’t getting any offers. The biggest feedback was that buyers wanted a backyard. We explored expanding the footprint of the backyard into an old alleyway but this was a dead end. We also got feedback that the home felt a little dark inside. The interior got fresh paint and we called in a stager for additional furnishings. This paid off and within a few weeks we went back UC. Unfortunately that buyer terminated 2 days later. They got cold feet… Finally we secured our buyer. We negotiated a price that was actually higher than our first offer. What a rollercoaster!
We also faced challenges with the loft. My client loved the unit loft but needed to sell his home first. Unfortunately, the listing was withdrawn and the seller planned to lease the unit out instead. Thankfully a few weeks later the unit was listed again and our offer was accepted contingent upon the sale of his home. We were able to get the first FHA loan approved for this community ever! (Thanks to @primepropertylending !) It took a lot of work but we lined everything up and closed on the same day on both homes just an hour apart.
The market has been changing. Buyers are still buying and homes are still selling but sometimes it takes some tweaks and responding to feedback the market gives you. I think that made the difference here and I am thankful to have worked with my client who listened and made the necessary changes to get the home sold!

Yesterday my clients closed on the sale of their townhouse in Milton. Thankful and blessed to have helped them with the sale! I took over this listing from a a large “cash offer guaranteed” brokerage after they weren’t getting the results my clients were looking for. The amount of errors in their listing were pretty scary and the owners never even got a cash offer hmm. We tweaked a few things with the listing and were able to get the sale closed before Thanksgiving which was one of my clients goals. So excited for their next chapter as they prepare to close on their new construction home in Cherokee county next week. Their new home is located about a mile away from their kids and new grandson!
